Albion Place Housing

Seattle, Washington

This three-story, 7,000 sf building provides 12 units of transitional living space for treatment of low income persons with chronic mental illness., with the goal of helping residents successfully transition to independent living. Each individual studio-style room features a private bathroom and closet, and is supported by a shared kitchen, living, and lounge area on the first floor. Outside, the building's architecture reflects the design era of the older homes in the surrounding neighborhood, complete with appropriate landscape and spaces for recreation. Although our firm was the lowest bidder on a select list of contractors, the project was still over budget. By applying a number of value engineering ideas, we were able to assist the Owner in bringing the project back within budget during the initial stages of construction. By the time the building was complete, our continued cost-saving efforts brought the project in $200,000 under budget.
