Franke Tobey Jones Retirement Community
Tacoma, Washington
Rushforth was hired to provide a series of construction efforts for this retirement community. The scope of work included a new, 39-unit, 35,106 square foot Independent Living Facility, an 11,300 square foot addition to the Skilled Nursing Facility, a new 4,710 square foot Wellness Center, and renovation of the 1,000 square foot Guest House. Selected living spaces were divided into 540 square foot studio units, 1-bedroom units ranging from 558 to 665 square feet, and 2-bedroom units ranging from 876 to 924 square feet.
Rushforth addressed several critical challenges during the construction of this project. Upon receiving permission to begin construction in late June, Rushforth had only three months to install all the underground utilities, electrical, and irrigation sleeving prior to ATB paving, in order to stabilize the site before winter rains. Further complicating this effort were the underground utilities, which had been installed over a period of 75 years with no as-built drawing or records, and needed to remain “live” during installation of new utilities.
Another key challenge was constructing new buildings in the undeveloped center of the site—ensuring minimal impact to staff and residents, while tying these structures into existing critical care facilities that were required to stay “on line” during construction.
Rushforth's "Team Build" process met every one of these challenges. Our in-depth preconstruction program provided a comprehensive, well-coordinated design and construction plan, which kept the owner intimately involved and apprised throughout every step of construction, and identified critical aspects of the process in advance to minimize problems. The resulting project was a resounding success and secured the Client's complete satisfaction.
