Irvington Village Assisted Living Facility

Irvington Village Assisted Living Facility is a five-story, 68,000 square foot, 104 unit low-income housing facility that was intended to serve the needs of the Covenant Retirement Communities at a feasible cost. The initial design came in well above budget, so Rushforth worked closely with the Owner and architect to redesign, rethink, and re-estimate the project until we were able to establish a budget that worked for the Owner.
Key to the cost issues were changes in the City of Portland's design requirements. While the Unified Building Code would have allowed post-tension deck and wood framing construction, a major fire in the City had recently changed the local code, requiring a more expensive approach. Likewise the City's design requirements required multiple offsets and finishes on the exterior to be in keeping with local neighborhood flavor.
Once an affordable project was identified, construction coordination presented an additional challenge. The small .61 acre site would be almost entirely covered with the structure, resulting in limited staging and storage areas on site. Its adjacency to a main north/south thoroughfare as well as small residential roads meant that careful coordination was required to schedule deliveries and crews.
The resulting building is one that any community would be proud to have in their neighborhood. The facility is comprised of Type 1 fire resistive construction, utilizing slab on grade, post-tension slabs, and a roof deck supported on concrete columns and shear walls. The exterior and interior walls are metal framed, with exterior finishes featuring brick, EIFS and cement board siding.
